Residential Sales in Old Trail Village remain strong through the Second Quarter of 2010, ending the period with a total of 41 sales since the start of the new year.  Leading the sales are new home builders Craig Builders and Piedmont Realty and Construction. New additions to the Old Trail Builders Guild, Summit Custom Homes and Southern Development have also seen keen interest in their new products, with presales generated by a favorable response to their new models.

Resale rates have also improved, with average cumulative days on the market (CDOM) reducing through the second quarter to just 105. Rentals also remain strong, as many buyers of new construction prefer to move to Old Trail Village while construction is underway on their new home. Apartments in the Old Trail Village Center are fully leased with a waiting list, and the town homes available for rent in the Ballard Field area are similarly continuously occupied.

Due to increased demand for new home sites, the Developer has released additional inventory in the Creekside neighborhood. Both Ballard Field and Upper Ballard areas are completely sold out from the Developer. Adjacent to Ballard Field, West End Square has a few remaining home sites, as does Carriage Park.

Old Trail Village continues to produce consistent sales through the typically busy spring and into the second quarter of 2010.  As of 2 June 2010, there are 34 residential units under contract or sold within the community since 1 January 2010.  Land sales continue to support the new construction market; of the 34 residential sales, 27 are for new construction.  In addition to the sales of new homes listed in the MLS as under contract or sold, sales of an additional 9 home sites have been entered into the MLS, with more on the way.

Of note, Beights Corporation, developer of Old Trail Village, sold its remaining two home sites in the Upper Ballard section of the community.  Of the available lots in Ballard Field as of 1 January 2010, only 1 remains available for purchase from the developer.  Home sales in West End Square are continuing at a brisk pace with new home products under construction from several members of the Old Trail Builders Guild.

Attention is turning now to the Creekside neighborhood, which offers residential products beginning in the $500,000’s.  Also upcoming are the home sites in the newest phase of Old Trail Village, Village Commons.  Site work is underway on this section, located south and east of the Old Trail Village Center.  Village Commons will incorporate single-family detached homes, town homes, and an apartment building.  Residential products will be available starting in the low $200,000s.

Beights Corporation, developer of Old Trail Village, is pleased to announce that, as of this week, the total residential home sales thus far in 2010 has matched the total home sales from 2009.  2009 home sales were 29% greater than in 2008.  Additional sales of homesites are on-pace to exceed last year’s number as well (a 125% increase over 2008).  The residential sales figure includes new homes as well as existing residences, reflecting a range of styles and price points and a strong market for our current home owners.

“Our builders are working as fast as they can to satisfy demand, bringing new home products to Old Trail Village.  It appears that the market has really recovered, as people choosing new construction are experiencing steady sales of their former homes, making the process of buying a new residence easier than over the past two years,” said Justin Beights, President.

Home sales in Old Trail Village have been bolstered by the addition of a new townhome product offered by Craig Builders.  The units, located next to the Old Trail Swim Club on Old Trail Drive, start at $239,000 and offer the high-quality finishes that Craig Builders is known for throughout the area.  Single-family detached homes well suited for first time home buyers, offered by builders Eagle Construction and Piedmont Realty and Construction from $299,000, have also supported the current rise in home sales.

Site work has begun adjacent to the Old Trail Village Center on a new section of single-family homesites and town homes.

Local Concierge Business Makes the Drive into Charlottesville

Despite ongoing anxiety in financial markets and other real estate communities, Old Trail Village has not only weathered the economic storm of 2009, but has in fact significantly increased sales!  Beights Corporation is proud to announce that, with the dedication of our builders, merchants of the Village Center, and a commitment to the vision of this walkable community, Old Trail Village is surpassing all other similarly-sized communities in our area and across the state for growth and sales success.

Many factors contributed to our sales growth during a difficult year for real estate sales, the first of which was an expansion of our marketing and sales program to include multiple agencies.  By allowing our builders to customize their sales and marketing efforts with their own brokers and agents, Old Trail Village was able to increase marketing efforts exponentially.  As a result, Old Trail Village is seeing unparalleled growth despite a challenged local market.

Completed home sales have jumped 29% over 2008; sales of lots for new construction have increased 125%.  Craig Builders, Peak Builders, Arcadia Builders, European Homes of Albemarle and the other members of the Old Trail Village Builders Guild continue to experience success and steady on-going sales.   We are also pleased to have welcomed successful new builders to Old Trail Village: both Eagle Construction and Piedmont Realty are experiencing multiple sales of new construction projects at the first-time home buyer price point.  These astonishingly positive numbers are an indication of the superior character and vision for Old Trail Village.

Old Trail Village opened a pool facility to serve area members in July.  This much-anticipated amenity adds significant value for our homeowners, supporting their investment in this active community.  The Old Trail Swim Club, open to all persons, saw over 250 members in its first year even with a truncated season. Sign-ups are already underway for the 2010 swim season.

Also in July 2009, the Old Trail Village Center welcomed well over 1,000 people to its grand opening activities with 100% of its commercial space leased, and with residents already enjoying the new luxury apartments of this mixed-use facility.  Now nearly completely leased in terms of residential apartments (only 9 remain), the tenant community of the Village Center has truly achieved the live, work, play environment that is the hallmark of neighborhood development.

In addition to the increase in completed and new construction home sales, Beights Corporation recently received a development loan totaling $7 million for a new phase of construction.  According to J. Alden English, closing attorney with powerhouse legal firm McGuireWoods, “this was the only new development loan [in our office] that closed in 2009, and it is very likely that only a few mixed-use development loans closed in Virginia this year.”  That Beights Corporation was able to secure financing for such a significant project under current restrictive banking practices is a testament to the security and quality of Old Trail Village as an investment.

Old Trail Village has been and remains a thriving community with unparalleled growth and development.  With annual sales in 2009 of over $18.9 million and the launching of three new Phases of residential development and construction, Old Trail Village remains positioned to continue its exponential success for years to come.
