The popular Old Trail Youth Soccer program is beginning again on Saturday, September 11th.  Unlike other, competitive soccer programs, this youth program aims to develop coordination and some basic skills for beginners.

Below is information from this year’s coordinators, Lisa and Jeff Saucerman:

Beginning Saturday, September 11th, we will be starting the season of the Old Trail/Crozet Soccer League for children ages 3 to 6.  It is a casual program where the parents coach, kids work in small groups, and then come together at the end.  It is a great program to introduce kids to soccer, help them build skills, meet new friends and have fun!

This is a co-op soccer program, not a drop-off program.  Please plan to remain on the field while your child is at practice.  As a co-op soccer program all parents should plan on helping out in some way.  Here is a list of opportunities that you may sign up for:

Old Trail Village is the focus of a report by local NBC29 reporter Henry Graff.  Despite local and national trends reflecting a sluggish real estate market, Old Trail Village is the top-selling community for new construction in the entire Charlottesville Area Association of Realtors (CAAR) Multiple Listing Service.

With 51 sales so far this year and a gross sales volume of over $20 million, Old Trail Village continues to thrive as buyers seek community, amenities within walking distance, and quality construction.

One aspect of life in Old Trail Village is the quality of activities available for residents.  The Old Trail Community Association’s Social Committee dedicates significant time and energy creating events to interest and entertain all segments of the our community. In addition to weekly book clubs, pot luck supper nights, and the youth soccer group, the Social Committee organizes large gatherings such as the “Camp Out on the Common” and this past weekend’s “Village Venture.”

The Village Venture Weekend consisted of a neighbors-only golf outing at Old Trail Golf Club Saturday, and a picnic in the park with great fried chicken and games for the kids.

Beights Corporation is proud to announce that two esteemed builders have joined the Old Trail Village Builders Guild:  Southern Development and Summit Custom Homes, both based in the Charlottesville, Virginia, area.

Summit Custom Homes and Southern Development are creating a variety of new housing products in Old Trail Village, at multiple price points. Their choice to join Old Trail Village is a testament to the on-going success and stability of this community.

Southern Development has been building in Albemarle County for years, and their success has been proven across a variety of housing products. Since 1999, Southern Development has built homes in subdivisions across Albemarle, Greene, Louisa, Fluvanna, and the City of Charlottesville.

Spanning two generations of home builders, Summit Custom Homes is the area’s only Southern Living builder.  Of the addition of Southern Living homes to Old Trail Village, Justin Beights, President of  Beights Corporation, said, “The Southern Living building tradition is well-respected, with a variety of plans and home styles available.  The quality of Summit’s construction combined with the Southern Living plans will be an attractive addition to our community.”

Old Trail Village is proud to host the Crozet Community Garden in the dedicated Western Park recreation area.  Located on Old Trail Drive, the Crozet Community Garden will produce fresh vegetables to help feed those in need in our area.  Additionally, a community garden is a wonderful opportunity for young children to experience the growing season and participate in the magic of a garden.

To participate in the Crozet Community Garden project, please attend an informational and planning meeting on Monday, March  29th, 6pm at the Old Trail Golf Clubhouse.

As the Marketing and Business Development Director for Old Trail Village, I want to take a moment from my usually impersonal news posts to personally thank the sponsors and participants of today’s inaugural It’sMyProm.Org Safe Prom Fashion Event at the Old Trail Golf Pavilion.  We had hoped for 50-75 attendees, with perhaps 20 high school models, and our expectations for participation were exceeded in double!  The event today was experienced by over 150 attendees; ticket proceeds of which benefit It’sMyProm.Org, supporting the message of changing our prom culture to create a positive experience for our teens.

Although I participated as an event sponsor, I was touched by the experience of our young women who were models.  The messages about safe prom decisions - delivered by guest speakers ranging from teens to a board member from FOCUS Women’s Resource Center, to celebrity designer Johnathan Kayne himself - were the obvious reason for attendance and support by the audience.  What was also important and impactful for the young women participants was the experience of modeling beautiful gowns and hearing the applause and support of their family, friends, and peers.  Giving our young women the opportunity to experience an afternoon of strongly positive self-image building was magnificent. Providing our teen women with the absolute acceptance and inclusion of this fashion event - regardless of body size, look, or personal style - is a gift that all young women need and deserve.

I look forward to expanding this event for the coming year, including even more young people in this great event. Without the following sponsors, the event wouldn’t have been as successful, nor have impacted positively so many of our young people.

NBC29, Jim Price Auto Group, Anna’s Ristorante Italiano and Pizza, and FOCUS Women’s Resource Center sponsored our television advertising.  Trailside Coffee and CVille Concierge provided necessary support on-site in Old Trail Village for the event.  Cavalier Inn pitched in to provide a room for Johnathan Kayne, to save him from an even more exhausting schedule. Johnathan Kayne astounded me with his endless patience, good humor and care for the participants.  Chris Wilmer, Director of Miss Virginia United States, deserves the credit for bringing this event to Old Trail Village and running a great show.  Finally, Seth Van Hall and his crew at Old Trail Golf Club and Pavilion deserve great thanks for their efforts all day.

It has been a pleasure to participate in such a meaningful event.

Sincerely, Andrea Sarate McNeill

Annual Report

December 2009

Despite ongoing anxiety in financial markets and other real estate communities, Old Trail Village has not only weathered the economic storm of 2009, but has in fact significantly increased sales!  Beights Corporation is proud to announce that, with the dedication of our builders, merchants of the Village Center, and a commitment to the vision of this walkable community, Old Trail Village is surpassing all other similarly-sized communities in our area and across the state for growth and sales success.

Many factors contributed to our sales growth during a difficult year for real estate sales, the first of which was an expansion of our marketing and sales program to include multiple agencies.  By allowing our builders to customize their sales and marketing efforts with their own brokers and agents, Old Trail Village was able to increase marketing efforts exponentially.  As a result, Old Trail Village is seeing unparalleled growth despite a challenged local market.

Completed home sales have jumped 29% over 2008; sales of lots for new construction have increased 125%.  Craig Builders, Peak Builders, Arcadia Builders, European Homes of Albemarle and the other members of the Old Trail Village Builders Guild continue to experience success and steady on-going sales.   We are also pleased to have welcomed successful new builders to Old Trail Village: both Eagle Construction and Piedmont Realty are experiencing multiple sales of new construction projects at the first-time home buyer price point.  These astonishingly positive numbers are an indication of the superior character and vision for Old Trail Village.

Real estate sales in Old Trail Village for 2009 were as follows: (as of 12/16/2009)

Old Trail Village opened a pool facility to serve area members in July.  This much-anticipated amenity adds significant value for our homeowners, supporting their investment in this active community.  The Old Trail Swim Club, open to all persons, saw over 250 members in its first year even with a truncated season. Sign-ups are already underway for the 2010 swim season.

Also in July 2009, the Old Trail Village Center welcomed well over 1,000 people to its grand opening activities with 100% of its commercial space leased, and with residents already enjoying the new luxury apartments of this mixed-use facility.  Now nearly completely leased in terms of residential apartments (only 9 remain), the tenant community of the Village Center has truly achieved the live, work, play environment that is the hallmark of neighborhood development.

In addition to the increase in completed and new construction home sales, Beights Corporation recently received a development loan totaling $7 million for a new phase of construction.  According to J. Alden English, closing attorney with powerhouse legal firm McGuireWoods, “this was the only new development loan [in our office] that closed in 2009, and it is very likely that only a few mixed-use development loans closed in Virginia this year.”  That Beights Corporation was able to secure financing for such a significant project under current restrictive banking practices is a testament to the security and quality of Old Trail Village as an investment.

Old Trail Village has been and remains a thriving community with unparalleled growth and development.  With annual sales in 2009 of over $18.9 million and the launching of three new Phases of residential development and construction, Old Trail Village remains positioned to continue its exponential success for years to come.
