The latest issue of Kiplinger’s Personal Finance has ranked Charlottesville, VA, as No. 4 on its list of “Best Cities, 2009.”  Described by Kiplinger’s as having, “…an unexpected blend of Southern charm and liberal edge, with a strong business base,” the Charlottesville-Albemarle area offers opportunities for all people with a variety of intellectual and entertainment opportunities surrounded by the gorgeous Blue Ridge Mountains.  Albemarle County (which includes Charlottesville City) is conveniently located in Central Virginia, and is just 1 hour from the state capital, Richmond, 2 hours from Washington, D.C., and 3 hours from the beach. Old Trail Golf is pleased to host the Boys and Girls Club “Send-A-Kid-To-Camp” Golf Classic next week, on Thursday, May 21, with a shotgun start at 1pm.  This tournament, which will be played in a Captain’s Choice format, offers prizes for first, second, and third-place finishes, as well as Longest Drive, Closest to Pin, and Hole-in-One.  Following golf play, the event features cocktails, BBQ dinner, and live music at the Old Trail Golf Pavilion.

This golf event will benefit the Boys and Girls Club of Central Virginia, which provides inspiration, mentoring, and support to over 1100 youngsters in our area.  Specifically, the Golf Classic supports the summer program which provides activities, learning, support, mentoring, and enrichment all day, every weekday to children out of school.

When: Thursday, May 21
Where:  Old Trail Golf, Crozet, VA
Registration: begins 12 Noon
Format: Captain’s Choice, shotgun start at 1pm

U2 will perform in Scott Stadium on Thursday, October 1st.  Tickets go on-sale this Friday, April 3, 10 a.m. Tickets may be purchased online here from LiveNation.

It was announced today that mega-act U2 will be joining the list of stars to visit Charlottesville, VA, performing sometime this fall in Scott Stadium.  After months of speculation, the tour list was published on the official U2 website, listing Charlottesville, VA, along with London, Milan, Barcelona, and Paris.  The football stadium, home of the University of Virginia Cavaliers, also has been host to the Rolling Stones and local act the Dave Matthews Band.  Tickets go on-sale this spring.

Charlottesville, Virginia, which has received numerous recognitions and superior rankings over the years, has added another to the list: #11 in the Forbes nationwide list of Best Places for Business and Careers.  High levels of educational attainment in the population, low cost of doing business, favorable ratings for job security and anticipated continued high volumes of job growth all combine to make the Charlottesville area a unique and enjoyable place to do business.

The merchants of the Old Trail Village Center certainly seem to agree with Forbes’s assessment; of the 9 businesses located in the OTVC, 5 are completely new ventures.  Trailside Coffee, Derrico’s, Face Value Salon and Studio, Seg-Ville, and Zestivities! are new companies created specifically in response to the opportunities of the Old Trail Village Center and the growth in Western Albemarle County.  ACAC Fitness and Wellness Center and Augusta Medical Center - while established businesses - each are making the OTVC their first location for new “branch” business models.  Anna’s Ristorante Italiano and Pizza also is opening it’s first expansion in adding the Old Trail location to its successful Maury Street restaurant, already a Charlottesville tradition for over thirty years.  ACCESS Home Mortgage and the practice of Dr. George Guess are both relocations of current enterprises.

Sales Surge in February!

According to data from the Charlottesville Area Association of REALTORS (CAAR), sales in Albemarle County and the city of Charlottesville increased by 50% in February ‘09 compared to January ‘09. This data includes contingent, pending and sold contracts. Buyers today seem to be lured into the market for three main reasons:

1) prices - prices today are at a very attractive level compared to the last 2 years;

2) interest rates - the 30 year fixed has been hovering around 5%, which is an historical low;

3) selection - there is an excellent selection of available inventory across all prices ranges.

This was the best sales month for real estate in Charlottesville / Albemarle County since July 2008 and may signify the turn in the market. See graph below.
